  • Project Coordination will assure all aspects of the design process, for licensing and construction phases.
  • During the design process of the different projects, the integrated project management concept will be implemented, in order to ensure that all projects are developed in an integrated and compatible manner allowing to reach cost / quality balance and stay within the developer’s established budget limits, avoiding significant alterations at later stages that tend to result in costly “surprises.”

    • Optimization and compatibility of solutions
    • Frequent updating and integration of solutions between different projects
  • Construction Management (coordination, supervision and technical control) is intended fundamentally to guarantee execution of the project as specified in the construction documents, in quality, within scheduling and budget.
  • Generaly, Construction Management services depending, on the nature and specificity of the development, includes:
    • Bidding process (Analysis and comparison of bid proposals; Negotiation and Contract award)
    • Quality of execution and planning control
    • Evaluation of construction costs / budget control
    • Administrative coordination
  • Also, special attention is given to construction cost accounting, namely in the following areas:
    • Price revision analysis, when applicable
    • Quantitative control of materials and works during construction
    • Cost evaluation of additional works (not in contract)
    • Project financial chronogram
  • Equally important, to advise and keep the Owner/ Developer duly informed about the unfolding of events during all construction phases.
